The site is located along the high street of Coombe Road to the North of New Malden station and is currently used by Toolstation hardware shop. The site is well positioned with an array of services and facilities on its doorstep which makes New Malden the desirable location for families within London. The vicinity of the site is characterised by both residential development and commercial units.

The site is situated on the boundary of Lime Grove Local Area of Special Character and is situated nearby to The Groves Conservation Area and as such plays a vital role as a transitional site from the high street to the residential street scene of Lime Grove.

The site is characterised by hardstanding and it is the objective of this application to support an increased biodiversity and enhanced public realm.
